  2. I agree. You don't have to disqualify a tenant with bad credit if they can pay more cash up front. Collecting a deposit 1.5 or 2 times the rent is good idea for someone with bad credit. Remember to get this money before the tenant move in to lower your risk.

    Here's my bad credit policy: I require 1st month rent, last month's rent, and security deposit equal to one month's rent up front and in cash or money order before move in. If the person does not have the money, then they do not qualify.
